Investors line up for India's real estate

NEW DELHI - India's real-estate boom keeps getting bigger. In the past few weeks, private investments in the sector amounting to US$50 billion have been announced.

This week, the country's biggest real-estate developer, DLF, inked a $20 billion deal with the largest privately held real-estate developer in the world, Al Nakheel of the United Arab Emirates, to build two townships in northern and western India.

"We have signed a 50:50 joint venture with Al Nakheel to develop



integrated townships with an investment of $20 billion," a DLF executive said on the sidelines of a conference of UAE and Indian officials, business and political leaders in New Delhi.

The companies will initially invest $5 billion each in the next three years to develop about 16,000 hectares, most probably in the states of Haryana (Gurgaon) and Maharashtra (between Pune and Mumbai).

Funding an IRA Rollover with a Fixed Index Annuity (FIA)

I was once asked why I would recommend putting a tax shelter inside of a tax shelter when I recommended a Fixed Index Annuity (FIA) for an IRA rollover. Here in brief is my reply. According to the Internal Revenue Service (IRS), IRA stands for Individual Retirement Arrangement. An IRA is not an investment, but simply money that is treated differently tax wise, than other money. You can't buy a 401k and you can't buy an IRA. (Refer to section 408 of the Internal Revenue Code and IRS publication 590 for more information.) Stocks, Bonds, CDs, Annuities, Real Estate, a Stamp Collection, etc; etc. anything that you hope, in time, will appreciate in value.


India, UAE companies sign major real estate deals

NEW DELHI: Indian and United Arab Emirates firms signed major real estate deals on Monday worth more than $20 billion during a visit by the ruler of Dubai, including plans to build two massive townships in India.

Indias largest real estate developer DLF said it inked a $20 billion deal with UAEs Al Nakheel to build two townships in India, with an initial investment of five billion dollars each in the next three years.

We have signed a 50:50 joint venture with Al Nakheel to develop integrated townships, said a DLF executive, who asked not be named. The townships would be full-sized cities near the capital New Delhi and in western Maharashtra state, another company official said.

The executive, speaking on the sidelines of meetings with Indian business leaders by Sheikh Mohammed bin Rashed al-Maktoum, said the townships would cover 40,000 acres (16,200 hectares) of land, of which 70 per cent has already been bought.


The New Silk Road

Dubbed the "new Silk Road," trade and investment between the regions has quadrupled in the past decade and will continue to rise dramatically through 2020, according to the management consultant McKinsey & Co.

Here in Dubai, newspaper headlines last month spoke not of Iraq or of Arab-Israeli peace diplomacy but of the historic visit to India by Sheik Mohammed bin Rashid Maktum, Dubai's CEO-like ruler. Among the dozens of agreements signed on the trip: a nearly $20 billion real estate project to create three townships on 40,000 acres in India's Maharashtra state.

This new Silk Road is not only boosting economies (the India deal is expected to create 100,000 jobs) but is changing the geoeconomic and geopolitical landscape of the East, with serious ramifications for U.S.


You can use IRA fund to buy real estate, as long as it's an investment

Q: I read an article recently in the Milwaukee Journal that you had written about buying real estate with IRA money. If we are buying vacant land (forested), can we use our IRA money to purchase this land outright?

Could I consider this an investment, or does it have to be something that produces income, such as rental property? I could sell firewood if I had to since the land is forested.

A: You can use IRA funds to buy this property. The property has to be an investment, and there can be no personal beneficial use by you or anyone related to you. The property selected need not be income-producing. Vacant land is an acceptable investment option.

Any work that is done on the property must be contracted through a third party and all costs must be paid from your IRA funds.

Less-expensive term insurance the way to go

Dear Bruce: I read your column every week, and I am impressed by your knowledge. That is why I would like to get your feedback on universal life insurance.

I met with representatives from a financial institution, and they were pitching this type of insurance policy for $600 a month. The $500,000 policy has investment options, I can withdraw money without getting taxed until my death and my family gets the insurance money plus whatever value on the investments (tax-free).

I am 46 years old -- is this a good investment for me? Or should I get a term-life policy for $500,000 with premiums of $50 a month, and invest the $550 ($600 minus $50) in my 401(k) or annuities?

I was thinking of refinancing my current fixed-loan mortgage to an interest-only loan and withdrawing some cash to buy another house.
